The market was shining on everyone’s favorite Riverside community in August of 2016. For what’s considered a tiny market, there was $3.8 million in real estate transferred, made up of 20 home sales during the month. That is a staggering 100% increase over the same time in 2015. The median sales price was $166,500, and the average time it took to sell a home in that zip was only 28 days. The highest priced home sale in Belcamp, MD during August, 2016, was a waterfront home in the Watersedge community, and transferred for $525,000 (picture below).
The problem of compressed real estate inventory has carried into the Belcamp area. Last August, there were 60 homes on the market, and at the end of this past August, there were only 39, which is a reduction of 35%. There are more buyers than sellers right now, and this is expected to continue. The real estate prices in Belcamp will trend upward, since there is no building taking place, and the family friendly environment will always make it a desirable location to raise children.
